Wembley is mostly interwar: street after street of 1920s and 1930s semis built as the suburb expanded, with postwar flats and a good deal of recent high-rise closer to the stadium.
The interwar semis repeat the same bedroom, with a chimney breast and a recess either side. In the newer flats the problem is the opposite, square rooms with no recesses at all, where a full wall of wardrobe is the only way to get real storage in.
The area around the stadium has changed more in twenty years than the rest of HA9 has in eighty, and the two sorts of home want completely different things.

Yes, 50% when you go ahead and the balance on completion. It is written on the bottom of the quote so there are no surprises.
